Centuries-old trees will not be dethroned. On the contrary, they will be enhanced and protected with the arrival of this intelligent city. Thus, 35% of the surface area is dedicated to green spaces and infrastructure, while 65% is given over to buildings. “The idea is that, no matter where you look from, you’ll be immersed in a green setting. It’s good for the eyes and good for the mind,” emphasizes Mary Jane Lai, Montebello Smart City’s business development manager. No building will exceed five storeys, and the streets have been laid out in harmony with the landscaping.
The project is organized around three distinct districts. The Northern Precinct is the commercial and business hub, featuring a shopping mall, 40 boutiques, offices, showrooms overlooking the freeway, restaurants and a gym. The Central Precinct is entirely dedicated to the residential part of the project. Finally, the Southern Precinct is reserved for future mixed-use developments.
With 90% of the plots sold in the first phase, the second phase, Les Rives de Saint Louis Résidences, is now offering high-standard apartments. The program comprises three buildings of 22 apartments each, designed with quality local materials such as basalt stone, wood for the pergolas and glass balustrades. “We look forward to seeing this new phase enrich the experience of future residents and contribute to the economic dynamism of the region,” adds Mary Jane Lai.
